General Overview 

This key position and challenging role of the Technical Services Manager (TSM) reports directly to the National Facilities Director, deputising in their absence, you will be key to the technical operation of the building and its infrastructure. 

As the post holder, you will be expected to have a detailed understanding of the installed building services systems, contingency procedures and be proactive in passing on this knowledge to other members of the IWG Personnel.

The TSM will also be expected to become familiar with aspects of the administrative and engineering operations within the IWG contract. 

In general, your role will be to ensure the efficient operation of the critical and noncritical engineering services to all hard FM assets within IWG buildings.

You will be the technical reference point for the completion of the necessary permits to ensure compliance with method statements, risk assessments, IWG and Supplier Health and Safety procedures.

You will ensure that the conduct of any personnel under your control is safe, professional and conscientious. You may also be required to attend site meetings with the client and on behalf of the client as requested.

  • Raising of permits for sub-contractor works
  • Working closely with our National Facilities Help Desk Manager
  • Understanding our CAFAM system INVIDA
  • Production and authorisation of switching schedules

Key Tasks & Duties

  • Supervise, coordinate and manage the Supplier Site Personnel technical competences for all building plant and systems.
  • Operate all systems within the buildings in a competent, effective and efficient manner (including HV isolations/operations). Having due regard to business risk and energy use. Making recommendations for improvement and providing concise technical reports when required.
  • Control all activities relating to the technical and efficient operation of the installed building systems including the BMS (Trend), Lighting Control Systems (Simmtronic), Electrical thermal monitoring systems (CMatic), Chillers, Air Conditioning (VRV,VRF & DX) Gas systems commercial and domestic HV infrastructure and compliance with Environmental policy, risk assessments and Control of Legionella.
  • Working closely with the NFD you should ensure that for Specialist Service Provider (SSP) visits have prepared and approved Standard Operating Procedures change requests.
  • To provide backup and relief cover in the event of an emergency situation.
  • Take a leading role in the regular review of the PPM system ensuring both work scheduling and job descriptions are accurate.
  • To assist the National Facilities Director in completing the weekly operations report to the client and attend weekly operations meeting, client meetings as requested.
  • To assist the National Facilities Director in completing the Monthly and Quarterly Engineering Report as detailed in the contract ensuring that significant events or activities are noted.
  • Ensure the asset database and electronic O&M systems are correct and up to date.

  • Ensure that service providers worksheets are signed off, quality of works are inspected, and any recommendations/problems are escalated.
  • Provide emergency cover for the Site Operations Risk Controller.

Qualifications, or Required Experience:  


  • Minimum 10 Year Experience in Building Services Industry
  • Higher National Certificate (HNC) Electrical Engineering
  • IOSH Diploma Occupational Health and Safety (Minimum
  • City & Guilds 232 Parts 1,2,3 Electrical Electronic Engineering
  • Minimum of City &Guilds 17th Edition IEE Wiring Regulations
  • City & Guilds 2391 Inspection and Test of Electrical Installations
  • HV Appointed Person - must experience in writing switching schedules (mandatory).
  • Operational management experience.
  • Good communication skills
  • Good at building relationships
