Job Responsibilities

This position will support execute leasing transactions, renewals and maintaining positive relationships within an assigned portfolio.

  • Manage all maintenance and renewal processes spanning: maintenance renewals and related reporting, 
  • Responsible for reviewing all of lease documents and contracts for territories of China.
  • Prepare maintenance summary report and renewal report to line manager for the assigned portfolio monthly.
  • Take initiative and negotiate with existing Landlords within the assigned portfolio for the renewals and restructuring of the existing leases.
  • Collate and prepare Renewal Investment Case for submission.
  • Responsible for audit checks on leases and content in the leases, ad hoc request from senior management relating to all the information in the lease agreements
  • Such responsibilities also include to restructuring and recovery plan for existing centres as required, tracking security deposits, rentals, billing related and etc.
  • The function will work closely with lease admin team and all other ancillary functions across IWG to ensure leasing information are updated in the internal system.
  • Develop and maintain cordial relationships with landlords and attend to all feedbacks/requests promptly.
  • Liaise with internal and external counsel, agents in the course of work.
  • Able to interpret relevant commercial real estate data; Collecting market and competitors’ information as and when it is required by Group.
  • Under supervision of the Development Director, independently structure and negotiate the existing portfolio with minimum supervision
  • Review renewal offer from landlord with line manager together with legal team to get renewal processed.
  • Effectively manage a portfolio of multiple leases and landlord relationships across a region/country/multiple markets
  • Asset manage existing China real estate portfolio, primarily for renewals/restructuring/closure) and renewal IC submissions.
  • Assisting Development Director along the growth path including preparing proposals and NCO IC submissions.
  • Any other ad hoc duties assigned.

Skill set

  • At least 5 years of experience in corporate real estate market.
  • Previous financial experience, understanding P&L and industry benchmark
  • Strong & sound financial modelling/Excel skill
  • Strong PowerPoint skill and able to work on business proposal and presentation deck.
  • Strong English writing skill
  • Strong planning and organisational skills, including the ability to prioritise, multi-task, delegate and work effectively with minimal supervision
  • Adaptability and flexibility, able to respond quickly to changing demands, processed and updated information.
  • Strong communication and interpersonal skills, able to persuade, identifying opportunities for new locations.
  • Be able to communicate with landlord/developers effectively.
  • Strong negotiation skill
  • Collaborate with internal cross-functional teams (country manager, sales director, legal,
  • finance, operations and projects) to ensure successful execution of the deals.
