General Overview:

The purpose of this position is to manage multiple functions of building operations and maintenance for a portfolio of buildings.

 

Essential Duties and Responsibility:

  • Retain & develop good working relationships with internal team & external contractors
  • Ensuring compliance maintenance with relevant legislation
  • Technical audits & support
  • Prepare, monitor & reconcile service charge budgets/costings
  • Management of projects & ability to execute projects with a sense of urgency & pace
  • Obtains & reviews price quotes for the procurement of parts, services & labour for projects.
  • Develop, agree + manage capital replacement programmes/projects.
  • Internal & external stakeholder engagement
  • Other operational and management activities as appropriate.
  • Management of sub-contractors PPM activity and any follow-on works / quotations
  • Work closely with our National Facility helpdesk team

Key Tasks & Duties:

  • Supervise, co-ordinate and manage the Supplier Site Personnel technical competences for all building plant and systems with a solution driven & cash conscious mindset.
  • Operate all systems within the building in a competent, effective and efficient manner, having due regard to business risk and energy use. Making recommendations for improvement and providing concise technical reports when required.
  • Control all activities relating to the technical and efficient operation of the installed building systems including the BMS (Trend), Lighting Control Systems (Simmtronic), Electrical thermal monitoring systems (CMatic), Chillers, Air Conditioning (VRV,VRF & DX) Gas systems commercial and domestic HV infrastructure and compliance with Environmental policy, risk assessments and Control of Legionella.
  • Understand & operate towards corporate compliance responsibilities.
  • Provide backup, management and relief cover in the event of an emergency situation.
  • Take a leading role in the regular review of the PPM programme ensuring both work scheduling and job descriptions are accurate.
  • Ensuring quality engineer reports are received.
  • Ensure the asset database and electronic O&M Manuals are correct and up to date.
  • To monitor utilities usage and report on any abnormalities or energy savings opportunities.

 

Operational Management & Trouble Shooting

  • Building management system.
  • Lighting Control system.
  • Building Computer based systems.
  • Air conditioning System, VAV, FCU’s and Chilled beams.
  • Boilers and heating system.
  • Generators and controls.
  • Single phase and three phase motors.
  • UPS system and associated control systems.
  • Full compliance - Health & Safety understanding
  • Provide attendance where possible in emergency situations.

 

Qualifications, or Required Experience:  

  • Experience of managing water quality on site.
  • Experience in delivering contractual SLAs
  • Experienced in delivering core projects
  • Minimum 4 Year Experience in Building Services Industry or Facility Management
  • Confident & familiar with National Service
  • Higher National Certificate (HNC) Electrical Engineering
  • IOSH Diploma Occupational Health and Safety (Minimum)
  • City & Guilds 232 Parts 1,2,3 Electrical Electronic Engineering
  • Experienced in challenging contractors scope of works + schedules
  • Strong understanding on building compliance & health & safety requirements
