Job Purpose

This key position and challenging role of the Mechanical and Engineering Project Manager (ME PM) reports directly to the National Facilities Director (NFD), you will be key to the technical operation of the UK portfolio and its infrastructure. 

You will be expected to have a detailed understanding of building servicing systems, contingency procedures and be proactive in passing on this knowledge to other members of the IWG Personnel.

The ME PM will also be expected to become familiar with aspects of the administrative and engineering operations within the IWG contract adding a financial mindset.

In general, your role will be to ensure the efficient operation of the critical and noncritical engineering services to all hard FM assets within IWG buildings.

You will be the technical reference point for the completion of the necessary permits to ensure compliance with method statements, risk assessments, IWG and Supplier Health and Safety procedures.

You will ensure that the conduct of any personnel under your control is safe, professional and conscientious. You will be required to attend site meetings, audit, support and provide concise technical reports effectively.

  • Management of sub-contractors PPM activity and any follow-on works / quotations
  • Supervise, coordinate and manage the Supplier Site Personnel technical competences for all building plant and systems.
  • Operate all systems within the buildings in a competent, effective and efficient manner (including HV isolations/operations). Having due regard to business risk and energy use. Making recommendations for improvement and providing concise technical reports when required.
  • Control all activities relating to the technical and efficient operation of the installed building systems including the BMS (Trend), Lighting Control Systems (Simmtronic), Electrical thermal monitoring systems (CMatic), Chillers, HVAC, Air Conditioning (VRV,VRF & DX) Gas systems commercial and domestic HV infrastructure and compliance with Environmental policy, risk assessments and Control of Legionella.
  • Take a leading role in the regular review of the PPM system ensuring both work scheduling and job descriptions are accurate.
  • Ensure contractors are accurately reporting Monthly and Quarterly Engineering data as detailed in contracts ensuring that significant events or activities are noted.
  • Ensure the asset database and electronic O&M systems are correct and up to date.
  • To monitor utilities usage and report to the client on any abnormalities or energy savings.
  • Working closely with our National Facilities Help Desk securing accurate quotations are received
  • Understanding our CAFAM system INVIDA
  • Be proficient and confident in advising on Health & Safety related works and compliance
  • Ensure that service providers worksheets are up to date, quality of works are inspected and any recommendations/problems are escalated.

 

Required Skills, Experience & Qualifications

  • Minimum 10 Year Experience in Building Services Industry
  • Higher National Certificate (HNC) Electrical Engineering
  • IOSH Diploma Occupational Health and Safety (Minimum)
  • NVQ level 6 Diploma
  • NBOSH certified (Advantage)
  • City & Guilds 232 Parts 1,2,3 Electrical Electronic Engineering
  • Minimum of City &Guilds 17th Edition IEE Wiring Regulations
  • City & Guilds 2391 Inspection and Test of Electrical Installations
  • Operational management experience and good at building relationships
  • Good communication, report writing and project management skills
  • Ability to work under pressure and confident to challenge contractors scope of work
  • Proactive in Achieving High Standards – Operational Excellence
  • Ability to lead, be a quick thinker, be responsible, trustworthy and innovative.
